Overview
Black & Red Management LLC, a Wyoming limited liability company doing business as StayInBoulder.CO (“StayInBoulder.CO,” “we,” “us,” or “our”) operates stayinboulder.co and the related vacation-rental booking experience (the “Site”). This Privacy Policy explains what information we collect, how we use it, who we share it with, and the choices you have.
We try to keep the Site simple and the data we collect minimal. If you have any questions, you can always reach us at hello@stayinboulder.co.
Information we collect
We collect information in three ways:
1. Information you give us
- Contact & inquiry forms. When you fill out our contact form or send us a message, we collect your name, email address, phone number (if provided), and the contents of your message.
- Newsletter sign-ups. If you join our email list, we collect your email address and the source of the signup so we know how you found us.
- Bookings. When you book a stay, we collect your name, email, phone number, billing address, dates of stay, guest count, any add-ons or special requests, and payment information. Payment card details are submitted directly to our payment processor (Stripe) and are not stored on our servers.
- Communications. If you email, text, or message us, we keep a record of that conversation so we can follow up and improve our service.
2. Information collected automatically
- Log & device data. Like most websites, our servers automatically receive your IP address, browser type, device type, operating system, referring URL, and the pages you visit. We use this to operate the Site, debug issues, and keep it secure.
- Cookies and similar technologies. We use a small number of cookies and browser-storage items that are necessary for the Site to work (for example, to remember your search dates or to keep you signed in to admin tools). We may, in the future, use privacy-respecting analytics to understand how the Site is used in aggregate.
3. Information from third parties
- If you book through a third-party listing platform (such as Airbnb or Vrbo) and we host you, we may receive your name, contact details, and reservation information from that platform under their terms.
- Our payment processor shares limited transaction details (last four digits of the card, brand, and authorization status) so we can manage your booking.
How we use information
We use your information to:
- Respond to inquiries and provide customer support.
- Process bookings, payments, refunds, and damage deposits, and to send confirmations, receipts, check-in instructions, and related transactional messages.
- Send newsletters and occasional updates about properties, seasonal rates, and Boulder events — only if you subscribed. You can unsubscribe at any time using the link in any email.
- Operate, maintain, secure, and improve the Site, including preventing fraud and abuse.
- Comply with legal obligations (such as tax and lodging-tax reporting) and enforce our terms.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising.
How we share information
We share information only with service providers who help us operate the Site and your booking, and only as needed:
- Payments: Stripe, Inc. processes payments on our behalf. Their handling of your data is governed by Stripe’s privacy policy.
- Email delivery: Resend and similar transactional-email providers help us deliver booking confirmations and newsletters.
- Hosting & infrastructure: Cloud providers host our application, database, file storage, and background workers.
- Property operations: We may share booking details with on-site staff, cleaners, and maintenance contractors strictly as needed to host your stay.
- Advertising measurement: When you submit a form after arriving from one of our ads, we may share a hashed (unreadable) version of your email address or phone number with the ad platform solely to measure whether our ads work. The platform cannot read the underlying value, and we never share it for the platform’s own marketing use.
- Legal & safety: We may disclose information when required by law, to enforce our agreements, or to protect the rights, safety, or property of guests, staff, or the public.
- Business transfers: If we are involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction, subject to this Privacy Policy.
Text messaging (SMS)
If you give us your phone number and tap “Text me,” you consent to receive marketing text messages from StayInBoulder.CO — availability alerts for dates you’ve asked about, quotes and date-hold updates, and occasional offers. Consent is not a condition of booking.
- Message frequency varies. You may receive up to 4 messages per month, with more only around an active inquiry or stay.
- Message and data rates may apply.
- Reply STOP at any time to opt out, or HELP for help. You can also email hello@stayinboulder.co.
We do not share, sell, rent, or provide your mobile phone number or your text-messaging opt-in consent to third parties or affiliates for their marketing or promotional purposes, and text-messaging opt-in data and consent are not shared with any third party. (Hashed identifiers used solely to measure our own ads are described under “How we share information.”) We record when you opted in and the exact consent language you saw, so we can honor your preferences. Our Terms of Service describe the messaging program in full.
Data retention
We keep your information only for as long as we need it for the purposes described above, or as required by law. Booking and financial records are typically retained for at least seven years for tax and accounting reasons. Inquiry messages and newsletter records are kept until you ask us to delete them or you unsubscribe.
Security
We use reasonable administrative, technical, and physical safeguards to protect your information, including encrypted connections (HTTPS), encrypted storage of sensitive fields, least-privilege access controls, and a managed payment processor that is PCI-DSS compliant. No method of transmission or storage is 100% secure, but we work to keep your data safe and to notify you promptly if something goes wrong.
Your choices and rights
Depending on where you live, you may have the right to:
- Access the personal information we hold about you.
- Correct information that is inaccurate or out of date.
- Delete your personal information.
- Opt out of marketing emails (use the unsubscribe link in any message, or email us).
- Opt out of the sale or sharing of personal information — though, again, we do not sell or share your data for targeted advertising.
- Receive a portable copy of the information you provided to us.
To exercise any of these rights, email hello@stayinboulder.co. We may need to verify your identity before acting on your request, and we will respond within the time required by applicable law (for example, 45 days under the Colorado Privacy Act and CCPA, with one extension when reasonably necessary).
Colorado residents may also appeal a refusal to act on a request by replying to our response, and may contact the Colorado Attorney General if they have concerns about our handling of their data.
Children
The Site is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us and we will delete it.
International visitors
The Site is operated from the United States. If you visit or book from outside the U.S., your information will be processed in the U.S., where data-protection laws may differ from those in your country.
Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Effective” date at the top of this page. If the changes are material, we will let you know by email or by a notice on the Site before the changes take effect.
